Currently in the design and permitting phase, the developer seeks to construct a mixed-use project consisting of 13 residential condos above 4,000 sf of new retail space. A revised plan features an underground 16-car parking garage. The City of Boston Zoning Board of Appeals granted zoning relief on April 29, 2008 to build residential dwellings in a local industrial zone.
The site, an 11,100 sf lot vacant since ~1970, was formerly owned by the MBTA. Commercial tenants such as a café with outdoor seating, a local artist gallery or an engineering office would be ideal tenants for this prime location. Residential owners will enjoy an architecturally striking building, quality interior finishes and the convenience of being just a 15-minute subway ride into Boston. A primary goal of the development team is to produce a highly energy-efficient building using extensive sustainable technologies and construction practices.
